Smyrna commercial stucco & EIFS. Property managers, boards, owners & builders.
Infill sites need a planned sequence
Much new building around Smyrna is infill and redevelopment: mixed-use near the town center, multifamily on former commercial lots, and projects squeezed between existing properties near Cumberland and the main corridors. Those sites have little laydown space, neighbors on every side and traffic at the gate, so the cladding schedule has to fit tightly with everyone else’s.
We start with the drawings. We review wall sections, window and storefront details, parapets, roof-to-wall transitions and joint layouts, and send RFIs early where flashing or terminations are unclear. We provide submittals, build mockups when the project calls for them, and agree the sequence with the framer, window installer and roofer so the weather barrier and flashing are lapped correctly.
On site, we stage materials within the space we are given, protect finished work and adjacent properties, and plan coats around Georgia heat and rain. Our scope can include hard coat stucco, drainable EIFS, foam profiles, sealant at our terminations and glass-mat sheathing repairs where the board has been damaged during construction. See stucco installation and EIFS installation for system details.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Construction logistics in a busy corridor
Smyrna sits between two interstates and some of Cobb County’s busiest commercial roads, and that shapes how a site runs.
Projects near I-75, I-285, Cobb Parkway and the Cumberland area deal with heavy traffic, event days near The Battery Atlanta and tight access for deliveries. We plan lift moves, material drops and cladding phases with the GC’s superintendent and adjust when the schedule shifts. Summer heat and afternoon storms affect cure times, so we plan around both.
Sequenced with trades
Weather barrier, windows, flashing and cladding in the right order.
Submittals & RFIs
Details resolved on paper before they reach the wall.
Tight sites
Staging and access planned with the superintendent.
