Commercial Stucco Recoating in Smyrna
A faded, patched facade makes a Smyrna property look older than it is. Over sound stucco or EIFS, a new finish coat or coating renews the color and texture of the whole building without tearing the wall off.

Smyrna commercial stucco & EIFS. Property managers, boards, owners & builders.
A recoat that helps the property lease
The finish is what prospects and tenants see. After years of Georgia sun, rain and mildew, most stucco and EIFS facades are chalky on the sunny sides, darker on the shaded ones and covered in patches that never matched. A recoat brings the building back to one consistent color and texture, and it is often part of repositioning an older property for new tenants or residents.
The recoat only works if the wall under it is sound. Before we price one, we sound the surface for delamination, look for cracks that need repair first, and take moisture readings at windows, joints and the base of walls. Coating over wet or loose material traps the problem and fails early, so any repair happens first.
Then we choose the product for the wall: an acrylic finish coat to renew texture, an elastomeric coating where hairline cracking is widespread, or a breathable coating where the substrate needs to dry. We prepare sample areas so owners or boards can approve color and sheen on the actual building, then work elevation by elevation so entrances stay open. A color change can make a twenty-year-old building look current.

Commercial recoat and finish work
Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.
Whole-building recoats
A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.
Color changes & rebrands
A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.
Elastomeric recoats
Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.
Breathable coatings
Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.
Condo & HOA reserve projects
Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.
EIFS finish renewal
Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.
Choosing the right finish for the facade
Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.
We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

How a commercial recoat works
Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Planning a recoat for leasing or reserves?
We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.
Repositioning older Smyrna properties
As newer development rises around Smyrna, owners of older buildings nearby feel pressure to keep up.
Retail centers on Cobb Parkway and South Cobb Drive, office buildings near Windy Hill Road and apartment communities off Atlanta Road now compete with newer properties near Cumberland and The Battery Atlanta area. A recoat and color change is one of the more cost-effective ways to update a facade without a full re-clad. Georgia’s sun fades west and south elevations first and mildew favors shaded walls, so we plan surface prep for each side of the building.
Color changes
New schemes that update a dated facade for leasing.
Faded elevations
Even color restored where sun has chalked the finish.
Elastomeric options
Coatings that bridge hairline cracks on older walls.
