DensGlass Sheathing Replacement in Smyrna

When moisture readings on a Smyrna building come back high, the problem is in the sheathing, not the finish. We open the wall, replace damaged board with glass-mat gypsum sheathing and rebuild the weather barrier, flashing and cladding.

  • Wet sheathing removed
  • Glass-mat board installed
  • New barrier & flashing
  • Finish matched to facade

Behind the facade

What we find when the wall comes open

Behind the stucco or EIFS on most commercial and multifamily buildings is a layer of sheathing nailed or screwed to the framing. On many older buildings around Smyrna that board is OSB, plywood or paper-faced gypsum. When water gets in at a window corner, a balcony, a parapet or a failed joint, the sheathing absorbs it, and the cladding in front slows drying so it stays wet.

The damage goes in stages. Paper facings soften and mold, wood swells and loses strength, fasteners corrode and stop holding the cladding. Eventually studs and plates can rot, and in Georgia, termites often follow wet wood. None of that can be fixed with a coating.

We remove the cladding over the damaged area until we reach dry board, then replace the sheathing with glass-mat gypsum, which resists moisture much better. Any damaged framing is repaired. We install a new weather barrier lapped into the existing wall, correct the flashing that caused the problem, and rebuild the EIFS or stucco with a matched finish. Every stage is photographed so the owner has a record of what was found.

What we rebuild

Sheathing & substrate repairs in Smyrna

The facade only tells you there is a problem. These are the layers we rebuild once a wall is open.

Water-damaged sheathing

Swollen OSB, delaminated plywood and softened gypsum board cut back to sound material and replaced with glass-mat board.

Moisture readings guide the cut

Weather-resistive barrier

New barrier lapped over the sheathing and tied into the existing barrier at every edge of the repair.

Every lap sheds water down

Window & storefront openings

Sill pans and jamb flashing integrated with the barrier so water that reaches an opening drains out.

Where most damage starts

Parapets & roof-to-wall joints

Flashing corrected where a roof, balcony or breezeway meets the wall, a common source of wet sheathing.

Coordinated with the roofer

Termite-damaged substrate

Sheathing and trim damaged by termites replaced, and cladding that runs below grade corrected.

Treatment stays with pest control

Framing documented

Corroded steel studs or decayed wood framing are photographed and referred to the owner’s engineer before the wall is closed.

Choosing the board

Why glass-mat board goes back in

Putting new OSB or paper-faced gypsum back behind the cladding puts the same vulnerable material in the same spot on a wall that has already shown it can get wet. Glass-mat gypsum sheathing has fiberglass facings in place of paper and a moisture-resistant core, so a wet spell does not break it down or feed mold the way wood and paper can.

It is not waterproof on its own. The weather barrier, flashing and sealant joints are still what keep water out, and every replacement we do includes them. Where the sheathing is part of a building’s structural design, or where we find damaged studs, tracks or framing, the owner’s engineer specifies that repair and we rebuild the wall to it. You see photos of the open wall before anything is closed.

Our process

How a sheathing replacement runs on site

The wall is open for as short a time as possible and protected at the end of every day, with the work phased around tenants and residents.

Survey & map

We take moisture readings across the elevation to find the edges of the wet area and the leak source before any cladding comes off.

  • Readings mapped on photos
  • Leak source identified
  • Itemized written scope

Open & replace

Cladding is removed over the damaged area, wet sheathing is cut back to sound material, and glass-mat board is installed.

  • Daily weather protection
  • Framing issues documented
  • Changes approved first

Barrier, flash & finish

New barrier and flashing are lapped into the existing wall, then the stucco or EIFS is rebuilt and color matched.

  • Barrier lapped correctly
  • Flashing at every opening
  • Color & texture matched

Soft or bulging areas on your facade?

The longer sheathing stays wet, the more of the wall it takes with it. A moisture survey shows how far it has gone.

Sheathing work in Smyrna

A record for boards, owners and lenders

On Smyrna condo and apartment properties, the people paying for the repair often never see the inside of the wall.

Condominium boards near Vinings, asset managers of garden-style apartment communities along Atlanta Road and South Cobb Drive, and owners of older office buildings all have to explain substrate work to someone else: unit owners, investors, lenders or buyers. We document each opening with photos of the damage, the framing, the new board and the rebuilt layers, organized by building and elevation, so there is no question about what was done.

Georgia’s humidity keeps wet walls wet, so finding this early limits how far it spreads.

Questions & answers

Sheathing replacement questions in Smyrna

What Smyrna owners and boards ask before opening a wall.

Does sheathing replacement in Smyrna need a permit?
Replacing sheathing and framing can require a permit depending on scope. Check with the City of Smyrna or Cobb County building department, depending on where the property is located.
How does a Smyrna condo board explain the cost to owners?
Our photo documentation shows each opening, what was damaged and what was rebuilt. Boards use it to explain the work and any change in scope.
How do you know how much sheathing to replace before opening the wall?
Moisture readings estimate the area. The exact extent is confirmed when the wall is open, and the quote explains how additional damage is handled and priced.
Why glass-mat gypsum instead of OSB or plywood?
Glass-mat gypsum board resists moisture and mold better than wood or paper-faced board. It is a common substrate for commercial stucco and EIFS.
Can units stay occupied during the work?
Usually. We open and close walls in sections, protect interiors and coordinate with management on access and notices.
